Cadence Homes for Sale
Cadence is one of Henderson's fastest-growing master-planned communities, offering new and near-new construction from the mid $300,000s with a resort-style waterpark, village center, and an expanding network of parks and trails in the Boulder Highway corridor.
Cadence is a 2,200-acre master-planned community in east Henderson, north of Lake Mead Parkway and south of the Clark County Wetlands Park. The land has one of the longest stories of any new neighborhood in the valley. It was set aside by the federal government in 1942 as part of the Basic Magnesium plant operation that helped the World War II effort and gave Henderson its founding industrial economy. After industrial activity on the property ended in 2005, the land's owner LandWell voluntarily entered into one of the largest privately-funded environmental restoration efforts in Nevada's history. Eighteen years of testing and a $135 million cleanup followed, removing 3.5 million cubic yards of soil. The Nevada Division of Environmental Protection signed off on the final acreage in 2015, and the first homes opened in 2016. Today Cadence is consistently ranked among the top 50 best-selling master-planned communities in the country, with over 5,000 families already moved in and a planned build-out of around 13,000 homes by 2031.
About Cadence
Cadence is a master-planned community in east Henderson, Nevada, located along the Boulder Highway corridor between Henderson and Boulder City. Development began in 2015 on a 2,200-acre site, and the community continues to add new phases and builders. It is one of the fastest-selling master-planned communities in the Las Vegas valley.
The community was developed by The LandWell Company on land formerly associated with the BMI industrial complex. Cadence is designed around central parks, trail corridors, and a village center that serves as the social hub for residents. Its location in east Henderson positions it away from the congestion of the western valley while remaining within commuting distance of major employment centers.
Homes and Pricing
Cadence features production homes from several national and regional builders, including Lennar, Richmond American, Toll Brothers, Woodside Homes, and StoryBook Homes. Pricing ranges from approximately $285,000 for attached townhomes and compact single-family plans to $900,000 for larger luxury models in premium sub-communities.

Who Lives Here

Move-up buyers from older east Henderson neighborhoods also make up a significant share of purchasers. Zoned for John C. Vanderburg Elementary School (grades K-5, Clark County School District) and Del E. Webb Middle School (grades 6-8, Clark County School District), the community serves families looking for newer housing stock and modern neighborhood design.
