These Terms of Service (“Terms”) govern your use of the website located at therivlingroup.com and the related services (the “Site”) operated by The Rivlin Group, a real estate team brokered by LPT Realty (“The Rivlin Group,” “we,” “us,” or “our”). By accessing or using the Site, you agree to these Terms and to our Privacy Policy. If you do not agree, do not use the Site.
1. Eligibility
You must be at least 18 years old and able to form a binding contract to use the Site. The Site is a general-audience site and is not directed to children under 13.
2. The Service; MLS / IDX Listing Data
The Site provides real estate information, property search, and related tools. Property listing data is provided in part through the Internet Data Exchange (IDX) program of the Greater Las Vegas Association of REALTORS® (GLVAR) MLS and is sourced through our MLS data provider.
Listing data is provided for consumers’ personal, non-commercial use and may not be used for any purpose other than to identify prospective properties you may be interested in purchasing. Information is deemed reliable but is not guaranteed accurate; you should independently verify all information. 3. Accounts & Passwordless Sign-In
Some features require a free account. We use passwordless (“magic link”) sign-in: we email you a secure, time-limited link to access your account. You are responsible for maintaining the confidentiality of access to your email account and for activity that occurs under your account. Notify us promptly of any unauthorized use.
4. Text Messaging (SMS) Program Terms
By providing your mobile number and opting in, you consent to receive text messages from The Rivlin Group, which may include property alerts, appointment confirmations and reminders, and service updates.
- Opt out: Reply STOP at any time to cancel. We will send a confirmation, and you will receive no further texts unless you opt in again.

- Rates & frequency: Message and data rates may apply. Message frequency may vary.
- Carriers: Carriers are not liable for delayed or undelivered messages.
- Privacy: Your mobile opt-in information will not be shared with third parties for their marketing purposes.

5. Acceptable Use
You agree not to: use the Site or its data for any commercial purpose other than a personal home search; scrape, harvest, republish, or redistribute listing data or other Site content; interfere with or disrupt the Site; attempt to gain unauthorized access to any system; or use the Site in violation of any applicable law or the MLS rules referenced above.
6. Intellectual Property
The Site and its content (excluding third-party listing data and third-party marks) — including text, graphics, logos, and software — are owned by or licensed to The Rivlin Group and are protected by applicable intellectual-property laws. You may not copy, reproduce, or create derivative works from the Site except as expressly permitted.
7. Third-Party Links, Tools & Services
The Site may link to or incorporate third-party websites and tools — for example, a home-valuation tool (Fello) and embedded maps. We do not control those third parties and are not responsible for their content, practices, or privacy policies. Your use of a third-party site or tool is governed by that party’s terms and privacy policy.
8. No Professional Advice; No Agency Relationship
Information on the Site is provided for general informational purposes and is not legal, tax, financial, or professional advice. Using the Site or contacting us does not create a brokerage, agency, or fiduciary relationship; any such relationship is formed only through a separate written agreement.
9. Disclaimers
THE SITE AND ALL CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. We do not warrant that the Site will be uninterrupted or error-free or that listing information is accurate, complete, or current.
10. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, THE RIVLIN GROUP AND LPT REALTY WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF DATA, PROFITS, OR GOODWILL, ARISING FROM YOUR USE OF THE SITE. 11. Indemnification
