Eldorado Homes for Sale
Eldorado was the first master-planned community in North Las Vegas, a bet Pardee Homes made on raw BLM desert in 1989 when the city had little of either appreciation or new development. It took nearly thirty years and almost 5,000 homes to finish, and you can read the eras off the rooflines.
About Eldorado
Eldorado is a 1,080-acre master-planned community in North Las Vegas, built by Pardee Homes on land purchased from the Bureau of Land Management. It was the first master plan in North Las Vegas, breaking ground in 1989 and opening in 1990, and it is credited with helping change the city's trajectory. Pardee built it out over nearly three decades, closing the last neighborhoods around 2018. Pardee's parent was acquired by TRI Pointe in 2014, mid-build, but the community continued under the same design language.
Homes and Pricing
Almost 5,000 single-family homes were built across the 28-year cycle, which is exactly why the inventory is so varied. Early phases are Spanish and Mediterranean stucco with red barrel-tile roofs; later phases shift to brick and stone and broader palettes.
- Floor plans from roughly 1,300 square feet up past 4,000
- Active listings spanning a wide band, from the high $200,000s into the $700,000s
- Condition and updates vary by phase, so two listings at the same price can be very different homes
Amenities and Lifestyle
Eldorado is an open community with public streets, though several sub-neighborhoods (Eldorado Heights and North Peak among them) have their own gated entries. Parks anchor the common areas, including Eldorado Park, Seastrand Park, and Sandstone Ridge Park.
Location and Commute
The community spans the 89031 and 89084 ZIP codes in the City of North Las Vegas, near the 215 Beltway and the Aliante and Tule Springs areas to the north.
Who Lives Here
Eldorado is a value-per-square-foot community: a place North Las Vegas buyers look when they want an established neighborhood and a wide selection of resale homes. The 30-year build means you are choosing an era as much as a floor plan, so it pays to know which phase you are touring.
