About Green Valley
Green Valley is a large, established master-planned area in Henderson, and it holds a real distinction: it was Southern Nevada's first master-planned community. American Nevada Corporation, the development arm of the Greenspun family (founders of the Las Vegas Sun), opened it in 1978, predating Summerlin by about fifteen years. It is now home to more than 75,000 residents across more than 7,000 acres, and the Urban Land Institute once held it up as a national prototype for master planning. Its real story is the transformation of Henderson itself, from a wartime industrial company town into a residential suburb.

Important clarification: the District at Green Valley Ranch and the Green Valley Ranch resort and casino belong to Green Valley Ranch, a separate and newer master plan (built 1994 to 2002), not to the original Green Valley.
Location and Commute
Green Valley occupies the southeast valley in central Henderson, and its growth accelerated when Interstate 215 connected Henderson to the rest of the metro. It offers a central Henderson position with I-215 access toward the Strip and the airport.
Who Lives Here
Green Valley is the mature, established, central-Henderson original, the community that proved master planning could work in the desert. It draws buyers who want pedigree and settled neighborhoods, a deep park system, and strong schools, rather than the newest construction. The main thing to get right is the name: many buyers who say "Green Valley" but mean the casino or The District actually mean Green Valley Ranch.
