Mountain's Edge Homes for Sale
In 2007 and again in 2008, at the very peak of the boom, Mountain's Edge was the best-selling master-planned community in the entire United States. Focus Property Group branded the 3,500-acre southwest valley plan "The New Southwest" and tied it to the Old Spanish Trail trade route that still runs alongside it, with a real 2,846-foot peak and an 80-acre park at the front door.
About Mountain's Edge
Mountain's Edge is a 3,500-acre master-planned community in the southwest valley, in the unincorporated town of Enterprise rather than the City of Las Vegas. Focus Property Group, the developer behind Providence in the northwest, broke ground in February 2004 and branded it "The New Southwest." The name and the design borrow from the Old Spanish Trail, the historic Santa Fe to Los Angeles trade route that passes nearby. For two straight years, 2007 and 2008, it was the top-selling master plan in the country.
Homes and Pricing
The plan calls for approximately 12,500 homes at build-out across dozens of neighborhoods, with more than 10,000 already sold, by a deep roster of national builders including Pulte, KB Home, D.R. Horton, Lennar, Richmond American, and others. That breadth is why Mountain's Edge shows up constantly in active listings and across a wide price band.
- Condominiums and townhomes on the lower end, with single-family homes through the high $700,000s
- Larger custom and gated-section homes priced higher
- Median sale price in recent years has run in the high $400,000s
Amenities and Lifestyle
The community is built around its parks. Exploration Peak Park anchors the entrance: 80 acres at the foot of a 2,846-foot peak, with summit trails, lookout ramadas, and an Old-West-themed playground (a covered wagon, western-town replicas, an archaeology dig) keyed to the Old Spanish Trail heritage.
- Nathaniel Jones Park and Paiute Park, both maintained by the master association
- The separate, larger Mountain's Edge Regional Park operated by Clark County
- Hundreds of acres of open space and an interconnected trail network
Location and Commute
Mountain's Edge runs along Blue Diamond Road (State Route 160) in the 89178 ZIP code, with quick access to the 215 Beltway. The Strip is roughly 15 to 20 minutes northeast, and Red Rock Canyon is a short drive west.
Who Lives Here
This is a still-maturing area, not a finished bedroom suburb: newer schools keep opening, and a magnet high school is planned. It draws value-minded buyers who want newer construction, a strong park system, and southwest-valley access without a luxury price tag. The honest trade-off is scale and variety, which means inventory and pricing differ a lot from one neighborhood to the next.
