American Nevada Corporation, the same company Hank Greenspun built to develop Green Valley in 1978, partnered with Del Webb in 2001 to purchase 1,900 acres of federal land in North Las Vegas for $47.2 million. Two years later, Aliante opened as the first master-planned community in North Las Vegas. Twenty-plus years in, it has over 7,000 homes, a championship golf course, 428 acres of parks and recreation, and the kind of daily-life infrastructure that keeps residents inside the community most days of the week.
Living in Aliante
The lifestyle pattern in Aliante is anchored by the golf course and the parks. Aliante Golf Club is an 18-hole, par-72 championship course designed by Gary Panks Associates, stretching over 7,000 yards from the back tees. The course is public, which means residents can play without a private club membership. Arroyos come into play on 14 of 18 holes, creating a desert-links feel with natural elevation changes and strategic bunkering. The clubhouse has a restaurant, bar, pro shop, and an outdoor event patio with mountain views.
The Aliante Nature Discovery Park is 20 acres of preserved Mojave Desert landscape with a scenic lake, waterfalls, walking trails, educational exhibits, and interactive features. It is genuinely unusual for a master-planned community in the Las Vegas Valley to dedicate 20 acres to a nature preserve, and it is one of the things residents mention first when they describe why they chose Aliante over other communities.
The broader trail system covers 24 miles of lit concrete paths that connect the neighborhoods to the parks, the golf course, the shopping centers, and the schools. The trails are paved and lit, which means they get used after dark, especially during the summer months when the temperature drops to something reasonable after sunset.
Aliante Casino & Hotel sits at the community's commercial edge. The 211-room hotel and 125,000-square-foot casino opened in 2008 (originally as Aliante Station). The casino complex includes a movie theater, multiple restaurants, and a bingo hall. For everyday shopping, the Aliante Marketplace anchors the retail side with Target, Walmart, grocery, and a range of dining options from quick-service to sit-down.
The communities inside Aliante
Aliante contains several distinct neighborhoods built by different builders at different price points:
Family neighborhoods. The core of Aliante. Homes built by D.R. Horton, KB Home, Lennar, Pulte, Pardee, and Richmond American Homes between 2003 and the early 2010s. Single-family detached homes ranging from roughly 1,200 to 3,500 square feet. Prices in the resale market typically run from the mid $300,000s to the low $600,000s depending on size, condition, and lot.
Sun City Aliante. Del Webb's 55-and-up community inside the Aliante master plan. About 2,300 single-story homes built around the golf course. Its own recreation center with fitness facilities, swimming pool, craft rooms, tennis courts, and a full social calendar. One of the more accessible 55-and-up communities in the valley by price, with active listings often starting in the mid $300,000s.
Schools and access
Schools in Aliante are served by the Clark County School District. The campuses most associated with Aliante include Goynes Elementary, Simmons Elementary, Hayden Elementary, Cram Middle School, Findlay Middle School, Legacy High School, and Shadow Ridge High School. The 215 Beltway provides the main highway access. Harry Reid International Airport is about 25 minutes south. Nellis Air Force Base is approximately 7.5 miles east, which makes Aliante one of the most popular communities for military personnel stationed at Nellis. The commute to the Las Vegas Strip runs about 20 to 25 minutes depending on traffic and route.
A few things worth knowing
Aliante is in North Las Vegas, which carries a different tax structure and municipal service profile than Las Vegas proper or Henderson. North Las Vegas has its own police department, fire department, and city services. Property tax rates in North Las Vegas are comparable to Henderson and Las Vegas proper, and in some cases slightly lower.
The trade-off most buyers weigh with Aliante is location versus value. Dollar-for-dollar, Aliante offers more home for the money than comparably-sized communities in Henderson or Summerlin. A 2,500-square-foot home with a pool in Aliante may cost 20 to 30 percent less than the same configuration in Anthem or Summerlin South. The trade is a longer commute to the Strip, a different municipal services profile, and a North Las Vegas address that carries different perceptions depending on who you ask.
